What exactly is the private brief?

It is a short written summary I send you, built around the criteria you set. It covers two things: the homes that fit your search right now, whether they are quietly available or on the open market, and the ones I am tracking for you as they come up. It is not a mass email or an automated alert. I put it together by hand, so it reflects your actual budget, timeline, and must-haves. You read it, and then we decide together which homes are worth a closer look. There is no obligation to act on any of it.

Is this free, and what is the catch?

There is no fee for the brief and no catch. When you buy a home, the buyer's agent is typically paid through the transaction, and that is how I am paid for representing you. It is standard agent economics, the same arrangement any buyer works under. Preparing your private brief is simply the first step of that representation, done before you have committed to anything. You are free to read it, ask questions, and walk away. I would rather earn your trust with the work than ask for anything up front.

How is this different from Zillow or Redfin alerts?

Portals like Zillow and Redfin show you the public listings, the homes already advertised to everyone at once. The Quiet Search covers what never reaches them: office exclusives, homes shared only inside the agent network, and owners open to selling privately. By the time a home appears on a portal, the quiet window has usually closed. A portal alert tells you what the whole market already sees. My brief tells you what most buyers never will, matched to your criteria and delivered within 72 hours.

Who sees my criteria?

Only me. What you send is not posted anywhere, not added to any public list, and not shared with a wider audience. When a home looks like a real fit, I approach the listing side or the owner on your behalf, and I share your details with them only with your consent, and only as much as the situation calls for. Your search stays a private matter between the two of us until you decide otherwise. That is the whole point of doing it this way.
