Who we are
This website, lilygaripova.com, is operated by Lily Garipova, a California licensed real estate agent (California DRE License No. 02010731), affiliated with Centermac Realty (California DRE License No. 01498203). In this policy, "we," "us," and "our" refer to Lily Garipova. If you have any questions about this policy or your personal information, contact us using the details in the "Contact us" section below.
This policy explains what information we collect when you visit this website or contact us through it, why we collect it, who we share it with, how long we keep it, and the choices and rights you have.
Information we collect
a. Information you give us. When you use our contact or inquiry form, we collect the information you choose to provide: your name, email address, phone number, and the content of your message. You provide this so we can respond to your inquiry about buying, selling, or renting real estate.
b. Analytics and usage information. With your consent where required (see "Cookies and analytics" below), we use Google Analytics 4 and Microsoft Clarity to understand how visitors use our site. These tools may collect: pages viewed and time on page, referring links, general device and browser information, approximate location derived from your IP address (not your precise location), and, in the case of Microsoft Clarity, information about how you interact with pages (such as clicks and scrolling) presented as heatmaps and session replays, with typed input masked by default. We do not use these tools for advertising, and we do not enable ad personalization, Google Signals, or any cross-site advertising features.
c. Advertising measurement (Meta Pixel). On a small number of pages that we advertise on Facebook and Instagram (for example, individual property listing pages), we use the Meta Pixel, an advertising measurement tool provided by Meta Platforms, Inc. Where it runs, it may collect: the page you viewed, general device and browser information, and identifiers stored in cookies (such as "_fbp"), and it reports events to Meta such as viewing the page or submitting a contact form. We use this to measure whether our advertising works and to show our ads to people who have visited these pages (called "retargeting"). This is a form of "sharing" for cross-context behavioral advertising under California law, and you can opt out as described under "Cookies, analytics, advertising, and your regional choices" below. The Meta Pixel never loads for visitors in the European Economic Area, the United Kingdom, or Switzerland, and never loads for any visitor whose browser sends the Global Privacy Control signal.
d. Cookies and similar technologies. We and our analytics and advertising providers use cookies and similar storage to make the site work and, with consent where required, to measure usage and advertising. Essential cookies (such as your language preference and your cookie choice) are always used. Analytics and advertising cookies are used only as described under "Cookies, analytics, advertising, and your regional choices."
How we use your information
We use your information to:
- respond to your inquiries and provide real estate services you request;
- operate, maintain, and secure the website;
- understand and improve how visitors use the site (analytics), where permitted;
- measure our advertising and reach people who have shown interest in a listing (Meta Pixel, on advertised pages only), where permitted;
- comply with legal, regulatory, and professional obligations that apply to a California real estate licensee.
We do not sell your personal information. On the advertised pages described above, information collected by the Meta Pixel is "shared" with Meta for cross-context behavioral advertising; you can opt out at any time as described below, and we honor the Global Privacy Control signal as an opt-out automatically.
Cookies, analytics, advertising, and your regional choices
If you are in the European Economic Area, the United Kingdom, or Switzerland: no analytics cookies or tracking load until you agree. When you first visit, you see a banner where you can accept or decline analytics with equal ease. If you decline, we load no Google Analytics and no Microsoft Clarity, and no analytics cookies are set. The Meta Pixel does not load for you at all, regardless of your choice. You can change your choice at any time using the "Privacy settings" link in the footer.
If you are in the United States (including California): we use Google Analytics and Microsoft Clarity for analytics, and on advertised pages the Meta Pixel for advertising measurement and retargeting. You can opt out of all of these at any time using the "Your Privacy Choices" link in the footer; opting out also stops the Meta Pixel and deletes its cookies. We also honor the Global Privacy Control (GPC) browser signal: if your browser sends GPC, we treat it as an opt-out of analytics and of any "sale" or "sharing" of personal information, and we load neither analytics nor the Meta Pixel for you.
Who we share information with
We share information only with service providers that help us operate the site and respond to you, and only as needed:
- Google LLC (Google Analytics 4), for website analytics.
- Microsoft Corporation (Microsoft Clarity), for website analytics and usage insights.
- Meta Platforms, Inc. (Meta Pixel), for advertising measurement and retargeting on advertised pages only. This sharing is limited to the events and identifiers described in "Advertising measurement (Meta Pixel)" above and is subject to the opt-outs described in this policy.
- Netlify, Inc., which hosts this website and processes contact-form submissions on our behalf.
- Where relevant to a real estate transaction you begin with us, the parties and service providers involved in that transaction.
Contact-form inquiries come directly to us and are not shared with our brokerage, Centermac Realty.
We may also disclose information where required by law, regulation, or a valid legal process, or to comply with the professional obligations of a California real estate licensee.
These providers process information under their own terms and privacy policies. We do not sell personal information to anyone.
How long we keep information
- Contact-form information: we keep your inquiry for as long as needed to respond and to provide any real estate services that follow. Inquiries that do not lead to a transaction are deleted or anonymized within 24 months of our last contact with you. If your inquiry leads to a real estate transaction, records connected to that transaction are kept for five years from the closing of the transaction, which exceeds the minimum required by California record-keeping law.
- Analytics information: our Google Analytics data retention is set to 14 months. Microsoft Clarity retains usage data according to Microsoft's published retention schedule.
- Advertising information: the Meta Pixel's "_fbp" cookie lasts up to 90 days from your last visit to an advertised page. Data reported to Meta is retained by Meta Platforms, Inc. under its own data policy; the audience lists built from it expire on Meta's standard schedule unless refreshed by a new visit.
Your rights and choices
Everyone. You can contact us to ask what personal information we hold about you, to correct it, or to ask us to delete it. You can opt out of analytics at any time using the footer links described above.
California residents (CCPA/CPRA). Subject to the law's limits, you have the right to know what personal information we collect, to access it, to correct it, to delete it, and to opt out of any "sale" or "sharing" of personal information. We do not sell your personal information. We do "share" limited information (page views, events, and cookie identifiers collected by the Meta Pixel on advertised pages) with Meta Platforms, Inc. for cross-context behavioral advertising. To opt out of this sharing and of analytics, use the "Your Privacy Choices" link in the footer or contact us by email or phone; we also honor the Global Privacy Control (GPC) signal as an automatic opt-out. We will not discriminate against you for exercising your rights.
EEA, UK, and Switzerland residents (GDPR / UK GDPR / FADP). Subject to the law's limits, you have the right to access, correct, delete, restrict, or object to our processing of your personal information, and to data portability. Where we rely on consent (for analytics), you may withdraw it at any time using "Privacy settings" without affecting prior processing. Our lawful bases are your consent (for analytics) and, for contact-form messages, your consent or steps taken at your request before entering into an agreement. You may also lodge a complaint with your local data protection authority.
Global Privacy Control
Your browser or a browser extension may send a Global Privacy Control (GPC) signal. We treat a GPC signal as a valid request to opt out of analytics tracking and of any "sale" or "sharing" of personal information, including the Meta Pixel, and the privacy-settings panel will show that your opt-out is in effect.
Children
This website is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 16.
Security and international transfers
We use reasonable measures to protect personal information. Our providers may process information in the United States and other countries. Where information from the EEA, UK, or Switzerland is transferred, our providers rely on recognized lawful transfer mechanisms, such as the EU-U.S. Data Privacy Framework (with its UK and Swiss extensions) and standard contractual clauses.
Changes to this policy
We may update this policy from time to time. We will post the updated version here with a new "Last updated" date, and, where required, ask for your consent again.
